The Land Use and Compliance (LUC) section of Nakheel Asset Management’s Communities Management department is ready and waiting to provide assistance to any Jumeirah Islands residents who would like to make modifications to their property. Along with modification assessment, the department also ensures compliance with the Community Rules and Regulations.
Regulatory systems help to ensure that works to properties within the community are undertaken properly and safely. NAM has a responsibility to its residents to maintain the character of the community and help ensure that residents do not undertake changes to their properties that adversely impact on other residents in the interest of maintaining a harmonious community environment.
A modification is any change to the design or structure of a property. Modifications can range from simple landscaping or internal renovations to the addition of external rooms or pergolas. The addition of a satellite dish to a property also requires an application to be made to NAM who will assist in the placement of the dish. The Land Use and Compliance team is happy to inform and assist community members through all stages of any modification process, from concept design to approval processes.
All building work within Nakheel communities is regulated by a permit system administered by the regulatory authority TRAKHEES in cooperation with NAM. Approvals must be given by NAM and in most cases the TRAKHEES Civil Engineering and Environment Health and Safety departments before any work can commence. Using a contractor who is familiar with NAM and TRAKHEES for any work is likely to save time and money (details of contractors are available on request).
Access passes for contractors who are working on your property can be obtained from the Jumeirah Islands main office located at Villa 51, Gardens View Villas. If a modification is made without the relevant approvals it will be classed as ‘unauthorised’ and NAM will direct the contractor involved to stop work immediately. Work will not be able to continue until approval is granted.

Please note that unauthorised work may have insurance implications and may delay resale of a property where NAM is requested to provide an NOC to the vendor.
