Rental Structure

• Leasing fees shall be 5% of the annual base rent.

• Service and district cooling expense will be collected directly by DEWA in 12 monthly installments throughout the tenancy contract period excluding normal electricity and water consumption charges.

• Tenant should pay directly to DEWA of AED 1,000/- deposit.

• Tenant should pay AED 200/- RERA Contract Registration Fees for Lease Renewals & New Leases

GARDENS APARTMENTS

Leasing fees shall be 5% of the annual base rent.

The above rents are gross, inclusive of all the service charges & district cooling.

All one bedroom units come with one allocated basement parking space.

Tenants to use only electrical cookers; as usage of gas cylinders is not allowed.

Units are leased unfurnished.

• REQUIRED DOCUMENTS

   

• 1) Leases in personal name:

  1. Valid passport copy with visa page, your current residency can be confirmed by an original employment letter (current dated, signed and stamped) or by verifying original passport, work permit or identification card.
  2. Contact / booking details forms to be filled
  3. Legal tenant should be present for leasing formalities.

   

  2) Leases in company name:

  1. Confirmation letter from the company with the authorized person’s signature & company stamp
  2. Valid trade license copy.
  3. Proof of authorized signatory/ies (vide attaching a copy of Memorandum of Association / letter that is submitted to bank), including their passport copy with visa page.
  4. Occupant’s passport copies.
  5. Contact / booking details forms to be filled
  6. Lease documentation etc. should be collected by an authorized person, along with an authorization letter to do so on company letterhead.

   

   

  3) Rental Cheques: All cheques must be issued by the legal tenant, tenancy contract holder only.

   

  4) First Installment: the first rent, security deposit and leasing fee must be in either Cash or by Manager’s cheque.

   

  5) The Cheques must be payable according to the project

  6) DEWA Deposit: To be paid at the DEWA office prior to key collection.

   

  7)  DISCOUNT WILL BE APPLICABLE ON THE NUMBER OF CHEQUE PAYMENTS.

   

  Important Note:

  • All of the above requirements are mandatory, without which leasing formalities will be incomplete.

  • Please be informed sharing, sub-leasing, and exceeding the pre-defined number of occupants of each apartment type, all these practices are illegal and not allowed.
