Nakheel announces the launch of Palm Residence on Palm Jumeirah
Nakheel is pleased to announce the launch of its latest premium residential offering on Palm Jumeirah. The Palm Residence introduces 102 beach-front town homes for the first time to the Palm Jumeirah.
Located off the Palm Jumeirah Trunk, the project enjoys excellent vehicular access from Sheikh Zayed Road and is in close proximity to the already popular shoreline and marina residences.
The Palm Residence adds a new typology to Palm Jumeirah, which will complement the residences that are presently on the Palm. These Townhouses form a separate community that has been designed in a more contemporary architecture. This architectural expression lends itself to broad terraces, balconies and expanses of glass opening onto the breath-taking views of the Dubai and the Palm’s shore lines.
Within the Residences, there are 3 distinct types of townhouse designs; each with its own amenities and private beach front, or a unique central swimming pool feature.

There are 102 parcels with 29,200sqm (60%) dedicated to residential use and divided into two types. Parcel type (1) is occupying the linear periphery of the site and has a width of 10m to maximize the number of units that enjoy the sea view, and a depth of 28m which will cater to all the required spaces. Parcel type (2) has a wider waterfront edge of 16m and a similar depth, to better align with the geometry of the site as they are located at its far end with a spectacular view and additional privacy.
The development is based on three townhouses types A, B and C; each of them has 4 bedrooms, each with a bathroom, maid’s room, 2 covered parking spaces and large terraces and roofs shaded with trellises to maximize outdoor living.
Type (A) has a BUA of approx 310sqm while type (B) has a BUA of approx 300sqm. Type (C) is smaller with BUA of approx 260sqm and fits in parcel (2) and it is also used in the entrance area at the semi- circular shared plot with all the units grouped around a central amenity comprised of a common swimming pool and a landscaped leisure areas.
